| We are pleased to announce that we have closed on an extraordinary property for our client! We located the property, negotiated the terms, and even procured the financing lender. THE MAGIC Unfortunately, the building went under contract just weeks before the longest government shutdown in history. This is important because we had arranged an SBA lender to finance the transaction. The “magic” was that thanks to our experience, we knew to qualify such an event as an act of Force Majeure, allowing us to extend the due diligence period during the entire shutdown. But we didn’t just sit idle. We anticipated the SBA would eventually reopen, but weren’t sure how severe the backlog would be or how much further it might delay us. So we kept searching and discovered a Small Business Loan Program through the State of Florida. This program was actively accepting applications and functioned similarly to the SBA option, but served as a temporary bridge loan—one that the federal program could later assume for the remainder of the original term. In the meantime, we had to work with a foreign seller thousands of miles away in another time zone, navigate a biometric entry system making inspections extremely difficult, outmaneuver the federal shutdown, and obtain an appraisal to support a purchase price of over $1,000 per square foot—all in one transaction! If that isn’t some kind of magic, then I don’t know what is!  |
