Coral Gables Retail: What’s Happening in the City Beautiful?

Coral Gables has always had a unique appeal as a retail destination.

But what’s happening behind the storefronts? There is plenty to talk about, and some interesting developments are worth watching.

Here’s a look at the latest retail news, market activity, and trends shaping Coral Gables.

🏬 RETAIL SPOTLIGHT: MIRACLE MILE SEES NEW LEASING ACTIVITY

Terranova Corporation executed 17 new leases and one expansion totaling approximately 96,791 square feet over a five-month period.

The transactions represent more than $56 million in rent over the life of the lease agreements. That’s a meaningful amount of activity and a reminder that retailers continue to see value in Coral Gables’ established customer base and location.

🍽️ NEW CONCEPTS BRING FRESH ENERGY TO DOWNTOWN

The dining and lifestyle scene continues to evolve at The Plaza Coral Gables.

Rather than standard storefronts, the plaza thrives on destination dining and lifestyle concepts, featuring acclaimed culinary names like CVI.CHE 105 and complemented by social hubs like Five Iron Golf. Set around a 1-acre central park, the property continues to draw steady foot traffic.

The variety is particularly interesting. Retail corridors increasingly benefit from a mix of restaurants, wellness businesses, service providers, and traditional storefront retailers that give customers more reasons to visit throughout the day.

📊 THE NUMBERS: A LOOK AT THE MIAMI-DADE RETAIL MARKET
The latest third-quarter 2026 report from Cushman & Wakefield provides some important context for what’s happening locally.
A few numbers worth watching:
3.1%: Miami-Dade County’s retail vacancy rate.
$50.27/SF: Average countywide retail asking rent.
$619.9 million: Retail investment sales during Q3 2026.
We are not out of the woods yet while the broader Miami-Dade market continues to have relatively tight retail vacancy, Coral Gables recorded approximately 41,000 square feet of negative absorption during the third quarter!

In other words, the market is not moving in one direction everywhere. Location, tenant mix, property condition, and rental expenses continue to matter.
🏙️ MIRACLE MILE: OPPORTUNITY AND CHALLENGE
Despite the leasing activity, Miracle Mile still has some work to do.

A recent Miami Herald interview with Coral Gables Chamber of Commerce leadership highlighted concerns about vacant storefronts, rising occupancy costs, and the challenge of attracting independent retailers that can afford the rising rents along the corridor.

The City is taking steps to address the issue. Its retail pop-up initiative at 290 Miracle Mile is designed to give emerging businesses an opportunity to test their concepts before committing to a longer-term location.
The City has specifically identified home furnishings, gifts, fashion, accessories, beauty, and innovative retail concepts as priority categories for its recruitment efforts.

I think this is an important conversation for property owners and brokers alike. A successful retail district isn’t simply about filling vacancies. It’s about finding the right tenants who contribute to the overall experience and give people a reason to return.
💡 GREGG’S TAKE

Coral Gables has many of the ingredients that retailers look for: an established residential base, a strong business community, recognizable shopping destinations, and a walkable downtown environment.
However, even in a desirable market, successful retail leasing requires the right combination of location, rent, visibility, tenant mix, and timing. I believe there are opportunities for both landlords and tenants who understand how the market is changing. The key is being strategic about the next deal rather than simply filling the next available space with a tired concept.
